California and Florida led the states with increases of 23 percent in Sacramento, 20.3 percent in Los Angeles, 20 percent in San Francisco, 15.8 percent in Miami, 17.3 percent in Orlando, 18.1 percent in West Palm Beach, 16.7 percent in Fort Lauderdale and 14 percent in Jacksonville. Home prices nationwide have increased 20 percent since the 2011 low, but are still 21 percent below the 2006 peak. CoreLogic's analysis covers 380 U.S. markets.

Interview: Utah Sheriff Stands Up to BLM Last weekend, Recapture Canyon, Utah, was the stage for a new confrontation between the Bureau of Land Management (BLM) and those who would like to see the federal government reduce its holdings of federal land. San Juan County Commissioner Phil Lyman was organizing a protest against the BLM’s actions in Recapture Canyon, and members of various militia groups headed to stand by them in support in case the BLM overreacted like they did in Nevada in April.

The confrontation was most certainly heating up as the protest drew near. The Salt Lake Tribune reported that two people in a pick-up truck confronted a BLM wrangler off Interstate 15. Driving by wearing hoods, the men held up a sign that read, “You need to die,” and one of the men pointed a hand gun at the wrangler. The BLM wranglers were participating in a highly controversial round-up of wild horses and burros. The BLM said they believe the incident was more about the BLM’s recent news status than the round-up program.

San Juan County Sheriff Rick Eldridge decided to intervene to prevent further escalation of the situation in the lead up to last weekend’s protest event. Working closely with the BLM and militia members, Sheriff Eldridge helped avoid a large show of force from the BLM that might have escalated the protest into something resembling the stand-off in Henderson, NV.

The Las Vegas Sun reported Sheriff Eldridge said in a public statement, “San Juan County Sheriff's deputies will be at the event in Recapture Canyon on Saturday, May 10th. Our deputies will be there to keep the peace and protect the Constitutional rights of everyone involved. We feel this will be a peaceful event and encourage everyone to be respectful to one another and allow individuals to exercise their First Amendment right.”

Sheriff Eldridge joined Breitbart Texas for an exclusive telephone interview to discuss this incident, the issues between the BLM and locals who seek a different use of the land, and his role as a “Constitutional Sheriff.”

Eldridge began by describing the situation he was facing in the Recapture Canyon protest. “Coming off the heels of Bunker Hill, Nevada,” Eldridge explained, “where the Bundy’s had this experience with the BLM, we were very worried this same scenario could play out in San Juan County, Utah. We had a County Commissioner that was planning on going down a closed trail that is on public land managed by the BLM.”

“Obviously,” Eldridge continued, “the BLM was involved and had issued warnings that they would write him a ticket if they were to go down this trail. We figured, with that, there may be some militia members that would show up.  Of course we had our own citizens there and we did not want a clash between citizens and the BLM.”

Ryan Payne, a Montana resident who spent several weeks at the Bundy Ranch incident and dealt with the Clark County, NV, sheriff and the BLM at that location told the Las Vegas Sun that dealing with Sheriff Eldridge’s stance was “180 degrees” different.

Breitbart Texas asked Sheriff Eldridge if that is because he believes that part of his role as sheriff is to be a “Constitutional Sheriff” or, in other words, the chief defender of the U.S. Constitution in the county. Eldridge responded, “I do. Of course, I thought every sheriff was a ‘Constitutional Sheriff’. I mean, that’s why we get in the business, to protect the rights of our citizens.” Sheriff Eldridge is in his first term as San Juan County Sheriff and has not yet joined the Constitutional Sheriffs and Peace Officers Association.

In the full audio interview below, Sheriff Eldridge explains in more detail about the negotiations with the BLM to help ensure the peace and that all citizens' First Amendment rights were protected, as well as their safety. He also explains the land management issues related to Recapture Canyon and other federally managed lands in Utah.

Hedge Fund Honchos Draw Two Republican Stars To Vegas

LAS VEGAS (AP) — Two high-profile Republicans on Friday courted hedge fund executives at an election-year conference in a glitzy hotel, drawing criticism from Democrats eager to link the GOP to Wall Street as they try to defend their Senate majority.

Wisconsin Rep. Paul Ryan and former Massachusetts Sen. Scott Brown, now a New Hampshire Senate candidate, were the only current or former elected officials featured at the three-day gathering hosted by hedge fund firm SkyBridge Capital, which brings some of the financial industry's wealthiest men and women to Las Vegas every year. While technically a nonpartisan affair, the crowd was largely Republican, and the host, Anthony Scaramucci, is a prominent GOP donor.

Continuing his recent focus on poverty as he weighs a 2016 presidential bid, Ryan delivered brief remarks Friday describing financial industry executives as "part of the solution" to the problem of poverty — as investors, philanthropists and job creators.

"There is incredible untapped potential among our poor," said Ryan, the House Budget Committee chairman and his party's 2012 vice presidential nominee.

Brown, meanwhile, made a more political speech. He referred hedge fund executives to his campaign website and urged them to get involved "right now."

"You have a role to play," said Brown, who was paid to speak, "whether it's in the think tanks, whether it's in public policy issues, whether it's drawing a line in the sand and supporting people that you feel will bring forth your agenda and your concerns."

The appearances offered Democrats a fresh opportunity to launch political attacks against two men who figure prominently in the GOP's short- and long-term plans.

In a challenging political climate, Democrats are fighting to retain their Senate majority in a midterm battle that could transform the final two years of President Barack Obama's presidency. Democrats have long focused on Republican connections to big business, which they say comes at the expense of the middle class.

Brown's campaign appeared to be sensitive to the linkage.

He canceled a scheduled appearance on a Thursday panel with Republican strategist Karl Rove and David Plouffe, President Barack Obama campaign manager, entitled, "American Beauty? Money, Power and Politics." Instead, Brown delivered a speech Friday that covered his concern about Obama's foreign policy and his desire to repeal the president's health care overhaul.

Ryan is the architect of the House Republican budget blueprint that seeks to dramatically re-shape federal programs such as Medicaid and Medicare to help cut federal spending. At just 44, he could be a presidential contender for years to come, even if he decides not to run in 2016.

Brown's ties to Wall Street may be more significant in the short-term. A longtime Massachusetts resident, he recently launched a campaign against Sen. Jeanne Shaheen, D-N.H., becoming a significant player in the GOP's broadened push to reclaim the Senate majority in November.

Shaheen's campaign issued a fundraising appeal on Friday attacking Brown's attendance at the conference, where he spent three days this week. Set inside the Bellagio hotel and casino in the heart of the Las Vegas strip, the gathering featured a private concert by Lenny Kravitz, appearances by Hollywood star Kevin Spacey and basketball legend Magic Johnson, and a poolside masquerade ball Brown attended with his wife.

"What happens in Vegas this week won't stay in Vegas — it'll follow Brown right back to New Hampshire in the form of more nasty and deceptive Super PAC attacks on Jeanne," reads Shaheen's fundraising appeal.

A spokesman confirmed that Brown was paid to appear at the conference, but declined to say how much or to clarify whether he had attended any fundraising events during the stay.

Brown's connection to the financial industry was a key issue in his unsuccessful 2012 Massachusetts re-election bid.

He quickly became one of Wall Street's most popular senators after winning the special election to replace the late Massachusetts Sen. Ted Kennedy. Brown received more money from the securities and investment industry than any other member of Congress in 2011 and 2012, according to the Center for Responsive Politics. The former Massachusetts senator took in $2.6 million from the industry, almost twice as much as the second highest member, House Speaker John Boehner.

It's unclear, however, whether Brown's Wall Street ties are as significant in the New Hampshire Senate race as they were in Massachusetts, when he was up against Wall Street nemesis Democratic Sen. Elizabeth Warren. Shaheen, by contrast, is viewed somewhat favorably by the financial industry.

"Shaheen has engaged in a few issues that were in line with our thinking," said James Ballentine, chief lobbyist for the American Bankers Association, which was among several financial industry groups donating to her campaign in recent months. Since 2013, Shaheen has taken in more than $136,000 from the securities and investment industry, according to the Center for Responsive Politics.

Meanwhile, Brown emphasized his desire to stay in touch with the wealthy audience, sharing his Twitter handle and campaign website address.

MINEOLA, N.Y. (AP) — Flavor Flav has appeared in a New York court to answer charges stemming from his arrest as he raced to his mother's funeral, but the entertainer's case has been postponed again.

The Long Island native was told Friday he must return to Nassau County Court on July 11. Police say the rapper-reality TV star was speeding and driving without a license, a felony, on Jan. 9 on Long Island's Meadowbrook Parkway.

His attorney, Indji Bessim (IHN'-jee BEHS'-ihm), says she's still trying to work out an agreement with prosecutors to resolve the charges.

Flav, whose real name is William Drayton, pleaded guilty in Las Vegas last month to reduced charges of threatening his girlfriend's teenage son.

*DEBT COLLECTORS SCORE A SCHUMWICH IN TAX EXTENDERS BILL* - Lori Montgomery scoop: "The Internal Revenue Service would be required to turn over millions of unpaid tax bills to private debt collectors under a measure before the Senate, *reviving a program that has previously led to complaints of harassment and has not saved taxpayers money.* The provision was tucked into a larger bill, aimed at renewing an array of expired tax breaks, at the request of Sen. Charles E. Schumer (D-N.Y.), whose state is home to two of the four private collection agencies that stand to benefit from the proposal." Gross, right? [WashPost]

*Playing to the crowd*: "In the wake of a judge's decision allowing same-sex couples to begin marrying in Arkansas, Sen. Mark Pryor (D-Ark.) has reiterated that he remains one of the only Democratic senators who still does not support marriage equality. Last week, Pulaski County Circuit Judge Chris Piazza ruled that Arkansas' ban on same-sex marriage is unconstitutional. Voters approved the ballot measure in 2004 by a 3 to 1 margin, and couples started getting married in the state this week. On Monday, Pryor restated his opposition to marriage equality and acknowledged that he voted for the ballot measure in 2004. *PAUL RYAN TELLS RICH PEOPLE ABOUT HELPING POOR PEOPLE* - Jeff Cox: "Rep. Paul Ryan, known largely as debt and deficit reformer, is expanding his focus to poverty fighter, telling a crowd Friday that government has done an inadequate job helping poor people. *The Wisconsin Republican and 2012 vice presidential nominee encouraged a crowd of hedge fund executives to join forces with the public sector to eradicate a problem he said has gotten markedly worse over the past few years.* 'One of the inadvertent casualties in the war on poverty is that we've reinforced the idea that government is going to fix this,' Ryan said at SkyBridge Capital's SALT 2014 conference in Las Vegas. 'That's just not going to cut it anymore. Each and every one of us in America has a very important role to play.'… '*Only by getting out of the ivory tower, out of the Beltway, and going into poverty-stricken communities can you see this amazing untapped potential*.'" *DAILY DELANEY DOWNER* - Daniel Kelly: "A grocery store in Venice is asking a federal judge to allow the store to once again accept food stamps after a federal investigator halted the program in the belief that store employees were trafficking the federal benefits. The owner of the Venice Food Mart, Abdelraman Naser of Millstadt, filed an appeal Monday asking a federal court to overturn a decision from the U.S. Department of Agriculture to halt the store's participation in the federal Supplemental Nutrition Assistance Program…. Store owners deny the store purchased the food stamps and claim they can demonstrate "flaws" in the federal oversight of the program. *They also claimed the disqualification has been a hardship to the store and neighborhood*, and provided a letter of support from the mayor of Venice to federal investigators, according to court documents. The store, located at 420 Broadway in Venice, is part of a gas station in the impoverished community of 1,900 residents. *The U.S. Census Bureau estimates 40 percent of households in Venice participate in the federal food stamp program and 42 percent of all residents live below the federal level for poverty*." *NO IMMIGRATION AGREEMENT WITH BOEHNER: VALERIE JARRETT* - "Senior White House adviser Valerie Jarrett took to Twitter on Friday to reject reports that the Obama administration has a commitment from House Speaker John Boehner (R-Ohio) to pass immigration reform before the midterm elections. The Las Vegas Review-Journal reported Thursday that Obama's top adviser told investors and donors of Boehner's promise at the SkyBridge Alternatives Conference... 'I think we have a window this summer, between now and August, to get something done,' [Jarrett said.] 'We have a commitment from Speaker Boehner, who’s very frustrated with his caucus.' ... After MSNBC News' Chuck Todd shared the story on Twitter, Jarrett responded, saying her message had been 'lost in translation' ... *DEA SOFTENING LANGUAGE ON DRUG WAR AFTER HOLDER PUSHBACK* - "This is your brain ::holds up egg::. And this is your egg if you don't FOLLOW THE DAMN TALKING POINTS ::sets kitchen on fire::" Grim and Ryan Reilly: "*Drug Enforcement Administrator Michele Leonhart and her boss, Attorney General Eric Holder, appear locked in a bureaucratic staring match over the Obama administration's attempt to reform the way the federal government approaches criminal justice and punishment.* For Holder and for President Barack Obama, sentencing reform has become a critical, second-term legacy item, as they aim to bend the arc of incarceration policy away from a federal system well practiced at imprisoning drug offenders for as long as possible. But those efforts are colliding with institutional resistance from law enforcement officials with a single-minded focus and, perhaps, turf to defend. The high-level shift toward easing punishment for drug offenders, backed by public opinion, raises the question of whether any DEA chief who could win the support of rank and file agents would be willing to carry out White House reforms. *ANGUS KING ENDORSES SUSAN COLLINS* - In no way, shape or form should you expect this move to come up in King's stump speeches and fundraising appeals. Amanda Terkel: "Sen. Angus King (I-Maine) is crossing party lines and on Friday will endorse Sen. Susan Collins (R-Maine), as she takes on Democrat Shenna Bellows in her reelection bid. 'She always puts Maine and the country first and isn't afraid to cross party lines to get things done,' King said in a statement to the Bangor Daily News. 'I think she's one of the Senate's MVP's -- smart, tough and always willing to listen. In my book, she's a model senator and I'm delighted to support her re-election.' King is an independent, but he caucuses with Democrats. *He and Collins were once political adversaries, when he defeated her in a four-person Maine gubernatorial race in 1994. In the Senate, however, the two have occasionally worked together, such as on a deal to end the government shutdown and a student loan bill*. Alan Grayson (D-Fla.) is willing to serve on the committee established by House Republicans to investigate the 2012 attacks in Benghazi, Libya, a prospect that is likely causing heartburn for the GOP. In an interview with SiriusXM host Ari Rabin-Havt Friday morning, Grayson said he has actually already talked to House Minority Leader Nancy Pelosi (D-Calif.) and expressed his interest. 'I've said, if she decides to have Democratic members participate, I'd like to be one of them,' he said. Last week, the House voted largely on party lines to launch a select committee to investigate the 2012 Benghazi attacks, arguing that previous hearings and investigations were not enough. After *losing $4 billion as both a lender and equity-holder, Deutsche Bank has decided now is the time to sell* The Cosmopolitan of Las Vegas. The lucky buyer of the 3000-room hotel and casino... none other than America's largest landlord - *Blackstone Group. The formerly biggest "buy-to-rent" private equity firm is paying $1.7 billion* for the Vegas hotspot after having piled $3.5 billion into property across the city and other parts of Nevada. It is ironic that it was Steve Wynn, another Vegas magnate, who recently noted just how great times were for the 'big guy' seeking cheap financing (and, unfortunately, just how bad it was for the average joe).

 

 

As The Wall Street Journal reports,



*The world's largest private-equity firm on Thursday agreed to pay $1.7 billion in cash to Deutsche Bank for the Cosmopolitan of Las Vegas*, a 3,000-room hotel and casino on the Strip that ran into big financial trouble during the downturn. The German bank sunk around $4 billion into the Cosmopolitan, first as a lender and then as an owner after its original developer defaulted.

 

*The sale comes two years after Deutsche Bank, Germany's largest bank, formed an internal unit for unwanted assets to cut its balance sheet and improve its equity capital.*

*The deal caps a series of major real-estate investments in Las Vegas by Blackstone.* Over the past two years, the New York-based company has acquired about $3.5 billion of property in the city and other parts of Nevada, say people close to the firm.

Blackstone is betting that the recent uptick in Las Vegas' economy will continue and that the small casino won't be a major drawback in a changing Las Vegas tourism industry. With gambling proliferating throughout the country, Las Vegas hotels have aimed to attract tourists with fine dining, nightclubs and other entertainment.

 

Blackstone's acquisition of the Cosmopolitan "speaks to a historically smart real-estate buyer making a statement on the length of the Las Vegas Strip recovery," said J.P. Morgan casino analyst Joe Greff in a report Thursday.

 

*Blackstone's other Las Vegas deals were partly motivated by low prices. The homes it acquired were bought in foreclosure auctions. *



The question - of course - is, has Blackstone bitten off too much at the peak of the latest credit cycle? or is this "Just the right amount of wrong?"
